Understanding
Garden Room Costs
The cost of a garden room depends on size, specification, and finishes. Our compact garden rooms start from £12,500, with larger builds and premium specifications increasing accordingly.
Every HAON garden room is fully insulated for year-round use, completely wired with electrics, and finished to the highest standard. Installation is included as standard—we manage everything from groundworks through to final decoration.
All our garden rooms are designed and built locally in the UK by skilled craftspeople. Unlike off-the-shelf solutions, each project is bespoke and tailored to your space, style and budget.
We install garden rooms across Bedfordshire, Cambridgeshire, Hertfordshire, Buckinghamshire, Essex, Northamptonshire and surrounding areas. Our pricing is transparent with no hidden costs—what you’re quoted is what you pay.

Bi-fold doors, sliding doors and additional windows impact pricing. All glazing is double-glazed as standard.

Home Extension Costs
- Lower cost per square metre — Garden rooms typically cost £1,500–£2,500 per m², compared to £2,000–£3,000+ for extensions.
- Faster installation — Installed in 2–3 weeks rather than several months, reducing labour costs and disruption.
- No structural work — Avoids expensive foundations, structural alterations, and building control costs.
- Often no planning permission — Falls under permitted development in most cases, saving time and fees.
- Minimal disruption — Built in your garden with no impact on your home or daily routine.

Frequently Asked Questions
How much does a fully insulated garden room cost?
A fully insulated garden room typically starts from £12,500 for a compact 2.5m x 2.5m build. Medium garden rooms (approx. 3m x 3m) start from £18,500, while larger custom builds (4m x 3m+) begin at £28,500. All prices include full insulation, electrics, glazing, internal finishes, and professional installation. The final cost depends on size, specification, finishes, and site requirements.
Are garden rooms cheaper than extensions?
Yes, garden rooms typically cost significantly less than traditional home extensions. A comparable home extension can cost £2,000–£3,000+ per square metre, while garden rooms offer better value with faster installation times (2–3 weeks vs several months). Garden rooms also avoid the disruption, structural work, and planning complexity associated with extensions, while providing a fully insulated, year-round space.
Do prices include installation?
Yes, all our pricing includes full professional installation. This covers groundworks preparation, foundation work, full construction, electrical installation, internal finishing, and final decoration. We manage the entire process from design through to completion, typically within 2–3 weeks. The only additional costs would be any bespoke features or specifications discussed during the design consultation.
Do I need planning permission?
Most garden rooms fall under permitted development rights and do not require full planning permission. However, there are rules regarding size, height, and proximity to boundaries. We provide expert planning guidance as part of our service and will assess your site to confirm whether planning permission is needed. We have extensive experience working within permitted development guidelines across Bedfordshire, Cambridgeshire and surrounding counties.
Does a garden room add value to my home?
Yes, a well-designed garden room can add significant value to your property. Estate agents often cite garden rooms as a desirable feature that appeals to buyers, particularly for home offices, gyms, or entertaining spaces. While the exact value increase varies by location and property type, a quality garden room is considered a valuable asset that enhances both lifestyle and property appeal.
